We have past developer clients who have existing shell buildings which are currently sitting empty. They would like to make their shells LEED rated to better market them. Which rating system to use, CS or EB? There are no tenants, so it's my understanding that we cannot us EB, correct? The amount of work to get the LEED certification would be the minimum possible (of course).

If we use CS, then how do we achieve points that are obviously geared toward new construction shells, such as SSPr1, MR2.1/2.2, MR4.1/4.2, MR5.1/5.2. (I'm going to try to submit under LEED v.2)
