Hi,
I am working on office tower with podium .
Most of podium spaces are parking spaces without wall and windows.
Q1.)
Do i have to consider this parking spaces as an exterior spaces?
--> no walls & window but coverd by ceiling(upper level slab)
If someone can help this issue, plz. refer any document also.

Perhaps the use of the word "podium" is not what you ment, an office building may be build on top of a "podium type of structure" containing the parking garage, equipment rooms, etc.;
Commercial buildings including hotels may be build with a coutryard;
Many luxury commercial buildings are constructed with an enclosed "atrium", most Hyatt Hotels and Crown Plaza Hotels, modern couthouses in the USA are designed with enclosed atriums.
As for your question, Most Building Codes consider open spaces the spaces that are not enclosed and equiped with "HVAC" (heating, ventilation, air conditioning) therefore not capable to be used as human housing and/or working spaces. |

I think I know what you are talking about - a non-combustible (concrete) structure (the podium) containing parking on which the rest of the building sits. I am used to this being called a platform building.
Usually I am looking for anything I can call exterior space to locate landscaping, stormwater percolation, buffers, accessways, yards, etc. You sound like you have too much exterior space, and don't want to count the podium levels. If that is true, you should be smiling, because ....
The building code I use (a modified version of the IBC) treats this kind of thing as a parking garage. If it is free of full-height exterior walls, it is an Open Parking Garage. It's design and construction is regulated by Code. It is not exterior space. It is not living space or office, or assembly space - it is parking garage. The code gives you some leeway in that all of the parking levels may not count as stories, and the ventilation can be little or none. There needs to be complete fire separation of the parking use from the building above. And, of course, its structure must be engineered and adequately founded since it supports the rest of the building.
So, there are building code issues which you should look into in detail, if that is what your question is about.
If your question grows out of a zoning or Land Use requirement, I won't even try to comment. Each jurisdiction has its own concerns, formats, definitions, and requirements. For all I know, the ordinances in your jurisdiction require that the area of parking garage floors be treated as exterior space. That would be weird, but not shocking. |
