Good Day!

Would like to ask for you comments and suggestions. The house will be built in the Philippines with 3 adults and 2 kids. I would like to ask humbly for your comments and suggestions.

Sunrise will rise at pool side, fence at the left has a house, and upper conical tip is the border of the subdivision(sided by road) and the right inclined border (car garage) is for residential but no house built yet.

Thank You!

Sorry missed 1000x1000 pixels and made it only by 100x100... sorry.
By the way the theme the couple would like is modern minimalist. Here in the Philippines only few house have that. I would like to seek for you comments and suggestions on how can I improve the plan. Thank You!

The plan looks pretty good but it is still hard to see at this scale.

Is there anything in the layout you think could be better?

What about elevations?

Could the refrigerator be tucked under the staircase or moved so that the kitchen can be opened up more?

I'm not trying to steer you away but you might also look at this forum: http://www.pushpullbar.com/forums/index.php -they specialize in minimalist modern design.

Is there a possibility of making the Guest room as a self contained at least it(toilet/bath) can be used from inside the room for privacy.
and the maid's room's toilet to be outside it means that it will be shared by guest right? if so i don't think that looks good.

Interesting shape, it's still a bit difficult to visualise why things are where they are. What is to the 'left' of the plot? A garden? The location of the front door/foyer seems to make the living areas into a corridor. The guest room (maybe not used often) overlooks the pool while the main living area (used a lot) looks into the garage, and the family loft looks over the garage roof! Maybe if you re-arranged it all then you could use the garage roof as a terrace.

Thank you for your comments, as an owner, I can't see that details. try to revise and repost some pics.

@ahmeds
Actually from the original design, guest room and maid's room has separate cr, and one powder room outside but for austerity we removed the maid's room cr and opened the guest room's cr.

@lekizz
the left side is only a path way since that's the neigbor's firewall
Thank you for the comment, i never thought of that.

to all,

Is the kitchen small?

Came across with Isay Weinfeld design and got pretty amazed but i don't know if that would fit the extraordinary lot.

Please keep your post coming.

You should provide a overall site plan with the neighboring properties. Where are the views, where is the North Arrow? Is the site entirely flat? Remember, you can make the floor plan anyway you want, but we still need to make it work with the site. Always start from the outside in. From looking at the drawing, I don't know which direction water is draining to, or whether you'll end up spending a chunk of your budget on retaining walls.

To be honest I prefer your first plans, petchoy. I can see you've tried a couple of new ideas above, but they seem to create more problems than they solve. I like the idea of having an important central space - maybe the double height living room above, or the large kitchen area overlooking the pool in your first example. But then there needs to be a rigorous logic to the other spaces. In your new examples in particular, the downstairs plans seems to bear little direct relation to the upper floors. And a still a lot of expanses of flat roof.

My suggestion would be to go back to the idea of a kitchen and living area wrapped around the courtyard and pool - if, as it seems, the plot is surrounded by buildings then it could work well to have an 'introverted' house. Maybe the maid and guest rooms should be towards the 'front' of the house, so that you can keep your lives separate if necessary. I would also suggest the locations of the downstairs/upstairs bathrooms/ensuites are coordinated in some way.

First of all I would like to thank you for sharing your insights on the plan and am very sorry for the lack of details. Basically I would be the owner of the house and not very knowledgeable at house plans. I have posted some pictures of the lot for reference.

Basically it is like a plastic shape lot (small opening large bottom); not yet flat and is bounded by the subdivision's perimeter walls, from the left side I have my neighbors house, the upper area is the perimeter wall - a road and a large building. The right side area is still a vacant lot.

Based on the design, the house will be elevated for atleast 1 meter to avoid flooding... just a precautionary measure.

@lekizz
the downstairs plans seems to bear little direct relation to the upper floors. And a still a lot of expanses of flat roof - After looking at the plan I seem to notice irregularities on the upper and ground floor, like in the second floor portion (above guest room). Is this what you mean my friend?

@Madimel
Thank you for the suggestion. I requested the floor plan first for me to be able to check accessibility in the house. I think the outside will somewhat be modern contemporary?? Little shade of Bricks and plane walls.

Drainage is at the walkway/gutter, in front of the house.
