Low cost housing or affordable housing represent major and urgent problem in most developing countries of the world. The only alternative poor families have is to live in slums that are developing at a much higher rate than local government housing programs can address the demand for housing. Low cost housing is a very large market that is just starting to be looked at globally.
At Habitech we have been promoting the establishment of small and medium scale production facilities to organizations, community groups and the private sector involved in the delivery of affordable housing or social infrastructure buildings such as schools, health clinics and district hospitals.
The typical production facilities are based on a business model to create employment and generate income for local population. These facilities are capable of fabricating all of the necessary building materials and can deliver from a house a week to a house a day using only locally available raw materials and labour. These facilities can also serve as incubators for the promotion of micro-enterprises. Local entrepreneurs can be trained at these facilities and become satellite building material micro-producers and building contractors.
The production process is labour intensive (providing direct employment for 15 to 30 local workers), use clean energy and does not contribute to green house effects. The rapid depletion of forest reserves, with consequent aggravation to the environment, makes imperative the use of alternative materials to replace the use of timber in construction in many developing countries. The building system also eliminates the use of wood in the construction process limiting its use to doors and window only.
Houses built this way undercut traditional and conventional construction system by as much as 30-50%. Under self-help and mutual aid techniques it is possible to built solid and durable two storey houses for less than $30 US per square meter. The average cost per square meter of low-cost affordable houses in most projects where we have been involved is below $100. US per square meter.
Low cost housing projects can be successful if they are rooted in the community, present innovative solutions to real problems, enable others to imitate it and build partnerships between the private and public sector. But mostly they need to address livelihood by making it possible for local people to earn a living and generate income from these projects.
