We design and build very complex log, timber and hybrid homes. Finding a company that can support our drafting needs has been tough. People working by themselves can get overwhelmed. Most have no idea how to handle the complexity (30+ pages for a house?). Then they don't know what to charge.
We invest a ton educating our CAD folks. Our goal is a 3-D (Softplan, Vectorworks, etc.) tool that can support interior and exterior views that also has intelligence for some take-off applications. We've gotten GREAT work for $38+/hour and horrible stuff for $50+. Recently was given a price of $100 or more and hour. That just seems crazy.
First, any interested parties? Second, what is a reasonable rate. Sq.Ft. fees seem unfair as the draftsman can get really burned. Percent fees seem difficult. If a customer budget $50K for a kitchen then spends $150K, does the draftsman get a % of that. Ideas and interest? Thanks |

From what you are describing, have you thought of creating your own Design/CAD Dept. instead of outsourcing. You basically are looking for a CAD operator with design skills. You might be able to pirate someone from a small residential desgin office who wants to expand into design/build or wants to have some authorship.
The salary for someone like that should be around $35 - $45K, depending on your location and their experience. This person could also have sales responsibilities. Plus, with in-house services, you never have to worry about fitting into the schedule of an outside source.
Otherwise, the fess are going to be all over the place and each project, depending on complexity, will be a different fee. But I don't think is unreasonable to plan on $500 to $800 per sheet for a set of detailed drawings of a complex house |
