We live in metro Detroit and new construction in the communities we would like to live in are either non existent or new homes start at 800k. We would like to build something more in the 400K range. The only way land is available is to buy an existing house and tear down, then build on the lot. We have been researching this and it looks like it will cost anywhere from 130k-150k for a lot w/exisiting house. The other option is to buy a larger lot w/existing house for 220k-300k and split the lot with some friends also interested in building. (otherwise, I am sure we could sell the other lot as there is NO land where we live). Here are my questions...we would appreciate any help!!!!

1. Is it possible to build an 1900-2400 SQ FT home including lot, demo and new house for 400K?
2. Anyone served as the general contractor/project manager for their own home build....advice? Pros/Cons? How much money does it really save???? Was it worth it? (my husband and I are both very detail oriented...he is an engineer so details would be no problem plus I worked for a custom home builder for 8 months so I have some experience)
3. How do I get started with a budget? Is there a great book/software someone can highly recommend that would help us determine what type of home we could actually build in our area?
4. How much does it range to work with an architect? We have been researching plans online and have a good idea of what we want for the floor plan....we just need them to put it together with a few options and the elevations. I have NO idea how much that would cost....any range would be helpful
5. How long did it take for you to build - start to finish???
6. How much does a demolition roughly cost for an existing house?
7. How much does it cost to get the land leveled/graded to start a new build?

Thank you in advance for any help with this. We are just getting started and hope to build our dream home!

You have a lot of questions that require my questions to be answered.

Remember, Planning is 90% of the battle. If you purchase a large lot and sub devide it I would think it would be out of city limits? If this were the case, check on utilities. Will their be enough land left for two septic systems? Is the soil suitable or is it clay?

If you purchase standard plans you will have to have changes made for the sub trades. Do not try to get pricing without detailed plans.
