Can anyone tell me what edition first addresses Building Envelope (conditioned/unconditioned space) Also if a 6 condominium complex
(1 building) with 3 floors above grade, but might be considered 4 story for Code purposes if one of the bedrooms is in the basement (below grade) has a door for egress? |

First - BOCA is no longer a valid Building Code. BOCA merged with the other two model building codes and is now part of ICC (International Code Council).
I not sure why the question.... it really has no meaning to current issues. However, if you are a member of the ICC - you might be able to call their 800 number and talk to tech support.
I can tell you its well over 20 years.

You need to read the definition of Height in the code you are using. Typically Height is " the vertical distance from grade plane to the average height of the highest roof surface." Therefore a basement would not affect height but you now need to review the requirements for a windowless story. |

| Thanks for your reply. Yes, I understand why my question is not currently relevant. For what it's worth... I bought a condo, half of which I can't use in cold weather frigid..., because those rooms are either over unheated uninsulated lobby common areas, or next to unheated uninsulated common areas. There was MAJOR rehab done in 1991, seems there should have been something in place to have prevented this from happening. Now the condo association, the builder, everyone involved basically saying tough...you freeze to death and let your heat be lost. |

Its unclear when the condo was built and what was renovated from your post. However, in new construction, the code would require the space between conditioned and unconditioned spaces to be insulated. In 1991, the code required insulation and there where energy requirements.
You may need to contact an attorney and an architect in your area who can assist you. The question might be whether your residence is governed by the commerical code or the residential code.
If you provide more information, such as timelines of construction, what type of building you live in, what is the temperature within the spaces your are concerned about....... that might help us talk about more specific issues. |
